    [toc] 資料集 :::info [2022補助條件(這個比較詳細,條件只有變鬆沒有變嚴)](https://www.cpami.gov.tw/%E6%9C%80%E6%96%B0%E6%B6%88%E6%81%AF/%E5%8D%B3%E6%99%82%E6%96%B0%E8%81%9E/89-%E5%9C%8B%E6%B0%91%E4%BD%8F%E5%AE%85%E7%B5%84-1/37456-20%E6%AD%B2%E4%BB%A5%E4%B8%8A%E7%A7%9F%E5%B1%8B%E8%8E%98%E8%8E%98%E5%AD%B8%E5%AD%90-%E5%BF%AB%E4%BE%86%E7%94%B3%E8%AB%8B300%E5%84%84%E5%85%83%E7%A7%9F%E9%87%91%E8%A3%9C%E8%B2%BC%E5%B0%88%E6%A1%88.html): [2023補助資料](https://www.cpami.gov.tw/%E6%9C%80%E6%96%B0%E6%B6%88%E6%81%AF/%E5%8D%B3%E6%99%82%E6%96%B0%E8%81%9E/89-%E5%9C%8B%E6%B0%91%E4%BD%8F%E5%AE%85%E7%B5%84-1/38231-300%E5%84%84%E7%A7%9F%E9%87%91%E8%A3%9C%E8%B2%BC%E5%8F%88%E4%BE%86%E4%BA%86-%E4%BB%8A%E5%B9%B47%E6%9C%883%E6%97%A5%E8%B5%B7%E9%96%8B%E6%94%BE%E9%9A%A8%E5%88%B0%E9%9A%A8%E8%BE%A6.html) [教育部 租屋注意事項](https://www.osa.nchu.edu.tw/osa/arm/rent/Student_Rntal_Guide.pdf) ::: # 看房準備 ## 看房前後 & 房東 1. 打聽一下左鄰右舍是什麼職業,男或女,雖然房東有些都很會唬爛,但還是可以確認一下,最好的方法是直接問一下鄰居住起來怎麼樣這種最準。 2. 可以提早半小時抵達看房地點,到租屋處附近逛逛,看看房間是否在大馬路旁(會非常吵)、棟距是否鄰近影響採光、治安、環境是否整潔、吃的是否好買、是否有超商全聯⋯⋯等等你需要的生活機能,藉此觀察租屋處的周遭環境。 3. 雨天/晴天—看屋最好的時間,應是在下雨天,房子有無漏水的可能,在多雨的時間最容易被發現。 白天/晚上—對初來乍到不了解附近生態的同學來說,二次看屋是有需要的。曾有同學白天看到是正常的環境, 到了晚上,卻是吵雜的夜市;而有同學夜間看屋,忽略了室內採光,承租後才發現房間採光不佳、通風不良。 ## 環境 --- ### 衛浴 1. 衛浴部分:開一下水,看水壓大不大,熱水多快來、沖一下馬桶,看有沒有堵塞。看一下有沒有抽風機,沒有容易濕氣很重,要小心。注意熱水器的擺放位置 2. 有沒有曬衣空間?房間會不會過於潮濕? --- ### 窗戶 1. 沒有對外窗的房間請直接掉頭離開,無論租金再便宜都不用猶豫,因為沒有對外窗的房間空氣無法流通、濕氣重、容易悶熱,長久下來對身體不好。(若房間是對內氣窗也不是好的選擇) 4. 對外窗如果是防火巷務必確認是否有正對鄰居排煙管,如果有就準備每天聞別人家油煙了,只要看屋一聞到臭味,就 不 要 租!。 14. 窗戶方位(上有標示東南西北),坐北朝南與坐西朝東較好,如果窗戶朝西會被太陽西曬;如果朝向北方到了冬天會冷風直灌。 15. 陽台與落地窗,可以先確認有無紗窗(避免不方便打開通風),再確認紗窗的完整性,如果有破洞可以詢問房東能否補好,以及相關費用如何處理。 --- ### 漏水 1. 漏水判斷 ①查看屋外:有時屋內經粉刷修飾,一時看不出漏水的毛病。房客不妨從屋外觀看,從外牆、公共空間(樓梯間、天井⋯⋯)、與隔壁鄰居相銜接的牆面做判斷。 ②查看屋內: 1. 注意屋頂、牆壁是否留下水漬,尤其屋頂與牆面交接的牆角最易漏水,要特別注意該處是否有水痕出現。 2. 查看窗台、冷氣孔是否有水漬、發霉現象 3. 浴室、廚房相接的牆縫是最容易發生漏水的地方。不妨觀察與這兩種房間的共用牆之牆縫或壁面上的油漆、地磚是否變色或異樣。 4. 若從外觀看不出是否會淹水,不妨打開電錶箱、水錶箱、插座開關,觀察內部是否有曾因淹水而留下的污泥痕跡。 --- ### 周圍環境 1. 敲一敲牆壁,如果是空心的是輕隔間,隔音一定爛到靠背,如果在大馬路旁的房子一定要開窗戶聽一下如果車流聲很大關窗也沒有改善很多,晚上準備被吵死。 8. 看一整層的戶數多不多,越多越不好,噪音問題可能會蠻嚴重。 9. 盡量選小巷子內的物件,大馬路或是樓下都是餐飲業的,容易有小強,環境也會比較複雜 10. 方不方便停摩托車,公車捷運怎麼走 11. 利用原子筆或彈珠等會滾動的物品,測試房子是否有傾斜的狀況 ## 房東 1. 確定自己對房子的喜愛程度,不要殺了價,房東也同意降價後又不租了,徒讓自己的信用破產。 2. 判斷房東對自己的滿意程度,可藉由房東與自己的對談狀況,如是否主動遊說、態度是否積極等來判斷房東對自己的滿意度。 3. 房東在遊說的過程中,最常見的說法:「要快點決定喔!還有其他房客也在談,在等我的決定⋯⋯」此話雖真假難辨,不過也勿因一時衝動而急付定金。 4. 充分瞭解房子的狀況,仔細檢查各種設備是否有瑕疵,附近的行情等等,作為議價之籌碼。 5. 態度謙和,適當的表現出自己的優點,表明自己:生活單純,愛乾淨,在前一個房子住了很久,從未遲交過房租,等等,對房東來說這都是想要積極爭取的好房客。 Q: 如何從小地方看出來房東好不好? 1. 面相:從語氣行為舉止散發出來可能會很雞掰的那種 2. 偷偷摸摸帶你看房,其實前一個房客都還沒搬走。他怎麼對別人就會怎麼對你 --- ## 契約 1. 簽約時 1. 要和房東核對身份證,必要時要跟他借看權狀謄本(房屋權狀、土地權狀) 2. 確認不是二房東 3. 鑰匙一定要簽約時就拿 2. 盡量不要選擇年繳,容易有詐騙,房東也可能因此擺爛不處理問題 3. 可不可以申請租屋補助 4. 多住人要不要加收錢 5. 定金一旦支付,只要是因個人因素造成無法履約,就算離開房屋才短短5分鐘,房東都可以依法沒收 6. 詢問水電計算方式 7. 定金支付金額多寡,雖無規定,但仍以租金的1/10為佳(租金不超過一萬元者,以不超過1,000元為佳) 1. ![](https://hackmd.io/_uploads/Sk90SgMd2.png) 1. 有訂期限之租賃契約,房東不得單獨調漲。 2. 如覺得房屋狀況令人滿意時,可向房東爭取租屋期滿後的優先承租權,事先在契約中加訂「租約期滿,原房客有優先承租權」之條文,並可事先協調漲價幅度及時間。 3. 當房客為尋找分租室友,而欲擔任二房東角色時,應先取得房東同意,經確定可以轉租後,方可與房客簽約,訂約後房客只需對二房東負責。屆時如果房客有違背契約之情形時,則全權由二房東對大房東負責。 4. 一般坊間的契約書中,如訂有「未經房東同意,不得私自將租賃房屋之全部或一部出借、轉租、頂讓或其他變相方法由他人使用房屋」之規定時,可爭取加註「短期留宿親友,不在此限」。 ### 其餘問題: 1. 主動詢問房東是否有特殊的規定 2. 是否可寵 3. 是否可開伙 4. 垃圾怎麼倒 5. 有沒有大樓管理員就可以代收包裹?管理費是否包含在房租? --- ## 合租習慣: 1. 先確認同住者的用電習慣,事前講好水電費的均攤規則 2. 家電怎麼均攤 ## 結尾 如果看完條件都有達到你心中的理想(想不到有什麼好挑剔的),請你不要再猶豫了,直接簽下去,遇到好房子跟抽中樂透一樣都超爆難。
