# Bogata Launches $200 Million Expansion

The building is only 13 months old, but the massive revenue generated by the 2,010-room Borgata Hotel and Casino has prompted co-owners Boyd Gaming and MGM Mirage to embark on a massive expansion. The expansion has been rumored for months, and officials from Boyd Gaming, the building's operating partner, have made it official.

In addition, the price tag is huge. For that cost, Boyd and MGM Mirage will add 500,000 sf, which includes a greatly expanded gaming space, more retail and restaurants, two nightclubs and a larger spa.

"For much of the property, we simply can't meet the strong demand for our facilities," says Robert Bougner, Borgata's chief executive. "We have capacity restrictions in almost every major product offering, and customer surveys clearly show that demand for our products is strong and growing.

"We realized early on that we needed to add supply, and we started planning and designing for Borgata expansion," Bougchner continues.

The expansion still requires approval from various government and regulatory agencies, but Borgata officials say they expect construction to begin in December and complete the expansion by mid-2006. According to company officials, the new section of the sprawling complex will be located on an adjacent site, which is actually owned separately by partner MGM Mirage, and Las Vegas-based Boyd Gaming will lease the complex from MGM Mirage. And neither Boyd nor MGM Mirage look forward to putting additional capital into the project. Expansion costs will come from equity in the property.

"We expect to renegotiate Bogata's heavily paid banking credit facility at its original level to provide funding for the project," Bowner said.

Nor is this latest expansion likely to be the last. According to sources, the second phase of the expansion is already in the planning stage, and the project is capable of adding up to 1,000 rooms. The project to expand Bogata to 3,000 rooms will make it the largest hotel by far in the Northeast and the United States, pushing it into Las Vegas territory in pure size.
