39 Gorham Meeting Notes
Bumps: We have decided not to fix any of the bumps. However, as Nan mentioned before, please help us see if they can slap on some plaster on the right-side wall of the staircase to the basement so that the edge is even and see if they can do it at no extra cost to either of us.
Updated drawings: we have updated drawings that reflect the current state of the house and I want to make sure you have them on hand. They have also been annotated with the appropriate annotations for the upcoming phase of the project, which is tiling and floors and more. They are compiled and linked in this Notion page: https://ericmjl.notion.site/Updated-Drawings-and-Schedules-7cc506cd84ad426f8fb610f87a539642?pvs=4, and will also send to Sanderson by email, with a detailed list of updates highlighted.
Bathroom niches: The niches are going to be single niches, not double niches. Dimensions have been confirmed with Sanderson and have been spray painted on the appropriate bathroom walls. Confirming that bathroom niches will need the tile trim edging as well, we will use the same black tile edging trim as indicated in the elevation plans. Sanderson, please provide us with the amount of tile edging trim that we need to order.
Basement shower: Sanderson will install a standard threshold that we cover with tiles. Question to Sanderson just to confirm: this is the two 2x4 made of wood that are installed between the basement bathroom floor and basement shower base, right?
2nd floor bathrooms niche: There will be an extra wall that will be constructed on the rear end of the bathtubs (both of them). Let's call this the bathtub wall for this thread. The bathtub wall will be where the bathroom niches will be installed. The wall will extend 2" out to match the tiling on the opposite wall, which will also extend 2" out from the bathtub. These are reflected in the diagrams and if there are any questions about it, Eric can clarify on any morning at 8:15 am.
2nd floor bathroom tiles on the showerhead side: Tiles will be installed to line up with the bathtub wall's edge. This is detailed on the 2F elevation plans linked here (https://notability.com/n/mevMhVgG4t8WW~5WVK400).
Custom doors: Between the basement closet and entryway shoe doors, we have decided to only do the basement closet doors. Confirming with Sanderson that the cost will be $650 (labour and material). Sanderson, please confirming that the door will be bifold; we will need to confirm whether the bi-fold door should be hinged on the right or left side. Basement under-stair wall: Sanderson will do a standard wall on the left side of the under-stair storage area, no cost to us. It will go from the slanted edge of the stair to the bottom. We explored a more complex option that follows the stair contour, but decided against this option because it would involve a change order.
Stair treads on bottom half of stairs to basement: Fei suggests that finished stair treads should extend to the under-stair wall to ensure no gap between stairs and wall, as shown on the construction plans dated in July (https://notability.com/n/2eoa8XS8dCbe49R9cEAKb6) and the updated September plans (Direct link here: https://notability.com/n/1hkZuCI3C0A7cYUV5hmqiR). This should be accomplishable without changing the bones of the stairs as it currently stands. Happy to record a video and discuss this asynchronously, but what are your preliminary thoughts, Sanderson? Doable without too much extra effort?
Flooring: Confirmed with Sanderson the thickness of flooring. They are recorded in the tiling plan notion page under the Floor Thickness section (https://ericmjl.notion.site/Tiling-Plan-0af38b764320469cb772e10208196581?pvs=4). Eric & Nan asked for tiles and floor to be flush to the extent that the human foot will not detect it. Differences on the order of 1 millimeters is acceptable, need not be machine-precise, just need to make sure it's imperceptible to the owners when walking on the surface.
Flooring (again) -- threshold between basement bedroom (vinyl) and bathroom floor (tiles): The tiles TL-02, which are the bathroom tiles, are 8.5 mm or 1/3" thick; the vinyl flooring is a total of 9.5mm or 3/8" thick including underlayment. These are recorded in the tiling plan notion page for quick reference as well (https://ericmjl.notion.site/Tiling-Plan-0af38b764320469cb772e10208196581?pvs=4). That should imply no threshold is necessary between the two floors, and only a tile trim edge is needed. Sanderson please confirm.
Window trim: Window trim material (with 1/2" overhang) has been already been purchased. Additional picture frame material is already on hand as well. We will conduct a thin trim vs. picture frame trim test, as well as do one mock-up with a sample of the actual paint to let Eric/Nan/Fei approve before purchasing the paint in bulk. Sanderson, please confirm when (1) the trim comparison will be done, and (2) when the mock-up with paint will be done so we can review.
Side note for future standard material purchases: In the future, if we ask to test and confirm something, please hold off on purchasing the bulk material; we have a text thread where I had asked for a test of the two trims before deciding. For preference decisions like these, (1) we wanna get it right, and don't want our hands forced by non-refundable purchasing decisions, so slowing down a tiny bit will help us go faster overall so that we can get preference choices nailed down, and you'll get a happy customer who'd be even more willing to recommend you to others, and (2) since Eric will swing by the house every morning at 8:15 am, we can confirm things at a faster pace anyways, but we would still like to ensure that we get chances to confirm what needs to be confirmed first.
Wood paint (window trim/door trim): Sanderson has confirmed that these will be ordered after mock-up is done, so that we can double-check that the trim color is what we want. According to the Finishing Schedule, the paint that we need is Benjamin Moore Advanced Interior Paint, color is 2110-70-Vintage Taupe. Tile grout: Sanderson will give us tile grout amounts to purchase. Note that there are two tile grouts that are chosen, they are listed in the Finishing Schedule (https://notability.com/n/17T8o8DzGBRuem6Cg1zcmT); the "tiling plan" Notion page has a hand-curated summary of the grouts to be used and their grout line thickness desired (link here: https://ericmjl.notion.site/Tiling-Plan-0af38b764320469cb772e10208196581?pvs=4).
Painting: Wall paints (not wood paints) will happen week of 10 September 2023. Color is confirmed. According to the Finishing Schedule (https://notability.com/n/17T8o8DzGBRuem6Cg1zcmT), this paint is PT-1, Benjamin Moore Aura Interior paint, color is OC-65 Chantilly Lily Lace, with the Finish being Eggshell on walls and soffits, flat on ceiling, semi-gloss on trim and doors and frames. Within the bathrooms, we are using PT-3, which is Benjamin Moore Aura Bath and SPA paint, color OC-65 Chantilly Lace, with an Eggshell finish. No need to provide drawdown for approval, according to Fei; Eric approves this difference from the Finishing Schedule.
Wall paints: The plastering folks have mentioned that there are some parts of the living room ceiling that are a bit uneven even with their best efforts at keeping the ceiling flat, and that they recommended that prior to painting, there should be some light sanding on the ceiling first, and that they've communicated it to Sanderson. Sanderson, could you please confirm that light sanding will be done before painting?
Tiles: When will we need to schedule for Fei to come and design the kitchen/entryway tiles arrangement?
Laundry closet motion sensing strip lights: Sam and Sanderson confirmed that we are doing motion-sensing LED strip lights in all of the closets with bi-fold doors (2nd floor children's rooms, 1st floor bedroom, basement bedroom). Can the 2nd floor laundry closet can also use the same motion-sensing strip lights even though a recessed light hole has been drilled?
Recessed mirror in children's bathroom: Previously, we had asked for the pipes on the right hand side of the children's bathroom (when viewed from the door) to be shifted off a bit so that we could accomodate a recessed mirror in the wall. How will the recessed mirror be installed, given that we've already plastered over and have a flat wall there?
Recessed medicine cabinets in 2F and 1F bathrooms: We have ordered medicine cabinets that are designed to be slightly recessed into the wall. Given that the plaster has been already done flat, I'm curious to hear how they'll be installed such that they'll be slightly recessed?
