Capturing loan applications, document collection and progress tracking has never been easier. This document will guide you through the in and outs of using the product. ## Registration and Login Registration is available through self registration on www.lendingautomator.com. You can always return to this in the settings navigation bar on the left hand side if you decide to make changes. ![image](https://hackmd.io/_uploads/rJgEW5-7A.png) ## Picking A Plan Lending Automator is available with a 30 day free trial, and then after is $99/month. ### Set your URL This URL uses the format of https://www.loanmanager.app/yourbrokername. You can customize the broker name to give your clients an easy URL to apply for loans ## Referral Link / Application Page ### What is a referral link? A referral link is a link to a custom webpage that is setup for your brokerage. This link, when used, ensures that applications submitted on that page are always tied back to your company. Your referral link can be found in your Account under settings. It is customizable, but only one unique URL can be used across all of Lending Automator. ![image](https://hackmd.io/_uploads/HyrnCzE36.png) The link can be provided to a client directly, you can copy it and paste it into email or text it. Embedding directly into your website allows you to provide a direct flow into the LSM application workflow, seamlessly, without taking customers away from your site. ### Embedding the application into your existing webpage You can embed your application inside of one of your webpages webpage (which you control). Using an iFrame, you'll be leverage your existing SEO and PPC momentum of your existing website and branding to easily submit loans through our automated system. Under settings, you can highlight and copy the script to add to your webpage. ![image](https://hackmd.io/_uploads/H1NHRME3a.png) To embed is very simple. Just take the snippet that is provided in your Account page (cut/paste) into page on your website. Note: this HTML would need to be placed into the code of your site and not the text editor. You can alter width and height to be whatever best fits your page. If using Wordpress, instructions for embedding on a page can be found at: https://kinsta.com/blog/wordpress-iframe/. ### Logo Under the Settings page >> Website configuration, the logo enables you to customize Lending Automator with your logo branding to allow for your clients to easily recognize your application page. ![image](https://hackmd.io/_uploads/r1Bezc-Q0.png) ## Accessing the Portal Lending Automator takes advantage of industry standard security to add social authentication to he portal for each of use and security of your data. ### Logging In 1. Navigate to https://portal.lendingautomator.com on your computer or mobile device. 2. If this is a first time visit, you can click "Become a Broker" to register. ![image](https://hackmd.io/_uploads/BkuJw_Tqa.png) 4. If you forgot your password, you can reset it at any time by clicking on “Forgot password”. An email will be sent to you with the reset link. 5. Upon successful login, you’ll be brought to the dashboard where you can submit a new loan application and monitor existing loan applications. ## Applications ### Viewing an Application ![image](https://hackmd.io/_uploads/ryTFLupqp.png) 1. You can look-up applications by ID, or by client, using the dropdown list. You can also view all apps at once by selecting the "Load All Apps" item in the dropdown selection. 2. The application(s) tied to a client are displayed below. If you are using a desktop they will display on the left side of the screen, if you are using a mobile device, depending on size, they may show directly below the "Your Clients" dropdown. 3. Tasks associated with a selected application will be displayed. You can click/tap into a task to view additional information. ![image](https://hackmd.io/_uploads/SJFnU_a96.png) ### Submitting New Apps The portal is configured to auto-fill a variety of data points in our application process; making app submission simple and fast. You can submit an application on your client's behalf when logged in by clickin "New Loan" in the upper right hand corner. ![image](https://hackmd.io/_uploads/SkJNtOp9p.png) Alternatively, it is recommended to use your custom application link (loanmanager.app/yourcustomURL) to ensure that loan applications associate to your loan application management dashboard. Applicants can click/tap on the "Apply Now" button. You'll see it show up in the portal a few seconds after submission and receive an email confirmation. <<need image>> ## Loan Status Breakdown The statuses below break down the progress of the loan and the steps that follow. | Loan Status| Description | | -------- | -------- | | Submitted | The initial loan application has been filled out | | Conditional Approval| Your loan application has been pre-approved and quoted | | Processing | Collection and of supporting loan documents| | Underwriting | Review of supporting loan documents| | Executive Committee Review | Internal review to approve the loan | | Approved | All documentation evaluated and approved | | Closed | Loan has been funded | | Declined | Loan or guarantor did not meet the proper criteria | ### Viewing Tasks You can see real-time status on every task opened on a file. To view these just click/tap on the "Summary" tab when viewing the loan details ![image](https://hackmd.io/_uploads/Sy-bs_acT.png) ## Tasks Each loan will have a series of tasks that are necessary to secure funding. These may range from answers to a questionnaire or uploading supporting documentation. The tasks will vary based on loan product and exit strategy. ![image](https://hackmd.io/_uploads/Hydt5dT5p.png) Task Status | Description| | -------- | -------- | | Awaiting Applicant Action | Applicant Borrower needs to take action| |Assigned to you | You as the broker need to take action| |Submitted | Feedback/document required on a task has been fulfilled by the applicant and is under review by the LSM team| |Completed | The task was reviewed and accepted by the LSM Team| Please note that applicants are responsible for the completion of most tasks. ### Broker Task Upload As of January 5th, we've added the ability for all brokers to upload documents to a task on behalf of an applicant * Most tasks that are enabled for file upload such as purchase contract, bank statements, articles of incorporation * To upload on behalf of an applicant, open the loan in your LSM portal, expand the task, and there will be a button to upload on behalf of your client. * Items that the broker can upload on an applicant's behalf: * Photo ID * Bank Statements * Purchase Contractor * Articles of incorporation * Operating Agreement * By-Laws * EIN Letter * Certificate of Good Standing * Foreign Entity Registration * Closing Statement - HUD * Copy of Lease * And others * Brokers are restricted from viewing/downloading files that contain confidential information * W9 * Bank Statements * Borrower Authorization Form * Co-Guarantor Borrower auth * ACH Form * Bank Statements * Tax Returns ### Rate and Terms Viewing and accepting a rate quote for loan terms has gotten even easier and faster. When your loan officer has uploaded a quote on a loan, applicants will receive an email that a quote has been received. ### Quoting a loan You can use Lending Automator's task system to automate sending of rate quotes to your borrowers securely and easily. Your borrower applicants would be able to receive a notification, where they can log into the secure portal to view the quote as well as approve the quote to move forward, or reject it. Rejecting the loan removes any ambiguity or delay and enables you to focus on other loans that are moving forward. On the Sizer Task, click "Complete Task". This will send a notification to the borrower that they have a quote that needs review ![image](https://hackmd.io/_uploads/SJOWoxl2a.png) ### Approving the Loan Once logged into the portal, the quote will be available on the loan listing underneath the sizer tab. If you have multiple quotes, they'll be denoted version in the dropdown. You'll be able to download or preview. ![image](https://hackmd.io/_uploads/ByWSaz43a.png) Once the quote is clicked, you'll be able to view/download the quote and discuss with your client. If they'd like to move forward with the loan and accept the terms, you can click accept. Clicking "Accept" will advance the loan forward into conditional approval. A welcome email will be sent to your client with instructions to create a login for the portal. They'll have a similar view and will be able to submit their documentation directly. ## Notes and Messaging (on Apps) The messaging platform enables real-time (SMS/email) between the platform and your the borrowers; this communication module within the portal and clients will be able to view messages. The messagess are secure, so your applicants will receive an email stating that there is a secure message waiting for them and they'll need to log into You are able to set notes as internal on your client's files. These notes go to our procoessor/LO and they can review and update information as needed when notes arrive. ![image](https://hackmd.io/_uploads/B1eBlmEnp.png) ## Loan Details The Loan Details tab enables you to calculate your potential earnings and forecasted revenue per loan. Enter in your values such as points, origination fees and rebates and the built-in calculator will perform the calculations for both broker and sourcing lender. ![image](https://hackmd.io/_uploads/B1ADYN8I0.png) ## Documents The Documents section will show all shared and completed documents associated to the loan, at a glance. ![image](https://hackmd.io/_uploads/SJ4EMXNh6.png) ## Contacts Each loan contains a list of potential contacts associated to the loan. New contacts can be added throughout the lifetime of the loan simply by clicking "Add contact" ![image](https://hackmd.io/_uploads/BJc-q4IIA.png) ![image](https://hackmd.io/_uploads/r1mYGXVhp.png) ## Audit History When working with multiple team members in a shared environment or across many loans in the pipeline, the audit history is a crucial tool in ensuring accountability in a loan. The tab is available as a top level tab within a loan, and records all changes made on a loan throughout its lifetime. ![image](https://hackmd.io/_uploads/BkmTmmV2a.png) ## Applicant Experience The benefit of utilizing Lending Automator is that your applicants benefit from the same optimized workflow as you. Tasks, notes and messages all appear in the same place within a loan. ## Applicant Registration Applicants can register for an account by navigating to your unique broker URL through loanmanager.app/YourCustomURL and registering before or after an application is submitted <<insert image here>> ## Loan Progress After clicking a loan and viewing its details, the progress indicator at the top shows what stage the loan is in. A loan can be advanced to the next stage or rolled back to the previous stage in the event there are major changes to the application, such as guarantor change or lender change. Clicking "Accept" will advance the loan forward into conditional approval. ## Troubleshooting ### Not getting emails from us? Some spam blockers flag the keyword “Lendinng” which may automatically move the email into your spam folder. Typically, marking the email as “not spam” will resolve this in the future, but if you still have problems, we recommend have your clients: 1) Ensure the email you are checking is the email you had applied with on the initial application 2) Checking your email rules to make sure there are no rules that will automatically move emails containing “Lend” or “money” to the Spam or Deleted folder. 3) Add info@lendingautomator.com to your allow list to ensure proper delivery. An example of how to add in Gmail can be found below. ### Adding lendingautomator.com to your approved list on Gmail Step 1: Log in to your Gmail account. Step 2: In Gmail, click the settings gear in the upper right Step 3: Click on filters and Blocked addresses ![](https://i.imgur.com/p428QnH.png) Click 4: In the from field, enter in the “lendingautomator.com” ![](https://i.imgur.com/3RTJJvU.png) Step 5: Click Create filter, and choose the option: Never send to Spam. ![](https://i.imgur.com/YddkJ3w.png) Step 5: Click Create Filter. Your allow list has been updated to allow all emails from us in the future.
