# Texas Residential Lease Agreement **This Residential Lease Agreement** ("Agreement") is entered into on the 15th day of May, 2024 (the "Effective Date"), by and between [Dane Bennett Walter], ("Landlord"), and [Lucas Schaller & Kait Schaller], ("Tenant"). The parties hereby agree as follows: ## 1. Premises The Landlord leases to the Tenant the residential premises located at 1016 B MLK Dr., San Marcos, Texas 78666 (the "Premises"). ## 2. Term The lease term will commence on May 15, 2024, and shall continue for one year unless terminated earlier or extended as per the provisions herein. ## 3. Rent The Tenant agrees to pay the Landlord a monthly rent of $1,800, payable in advance on the first day of each month. This rent includes all utility bills. ## 4. Security Deposit Upon execution of this Agreement, Tenant shall pay a security deposit of $1,800 and a pet deposit of $300. These deposits will cover damages or unpaid rent. The deposits will be returned to the Tenant upon the termination of this Agreement, subject to the condition of the Premises. ## 5. Early Termination and Extension - **Early Termination:** Either party may terminate this Agreement at the six-month mark by providing at least 30 days' written notice. - **Extension:** By mutual agreement, the lease may be extended for an additional year and a half at the six-month mark, subject to the terms agreed upon at that time. ## 6. Use of Premises The Premises shall be used exclusively for residential purposes and may not be used for any commercial activities unless a seperate agreement is made outside the bounds of this document. ## 7. Maintenance and Repairs The Tenant shall maintain the Premises in a tidy and sanitary condition. The Tenant is responsible for damages caused by their negligence or misconduct. Routine repairs and maintenance are the responsibility of the Landlord unless otherwise caused by Tenant’s misuse. ## 8. Pets Pets are permitted on the Premises under the condition that the Tenant pays a pet deposit as stipulated. Any damage caused by the pets shall be repaired at the Tenant’s expense. ## 9. Governing Law This Agreement shall be governed by and construed in accordance with the laws of the State of Texas. ## 10. Entire Agreement This Agreement constitutes the entire agreement between the parties. No oral statements or prior agreements shall have any force or effect. . . . . . . . . . . . . . . . . . . ## 11.
