The landscape of initiatives aimed at bringing Nounish concepts into the real world has undergone significant development, characterized by a notable expansion of influence into tangible projects. Initiatives such as **Nouns Deli**, **Alps DAO**, **Nouns IRL Monument**, and **Gnars DAO** have emerged as pioneering examples, embodying the ethos of Nouns in Real Life (IRL) and bridging the gap between virtual creativity and physical realization. These ventures have attracted attention and demonstrated the potential for Nounish concepts to extend beyond the digital realm and materialize in concrete forms. However, amidst this wave of innovation, a critical observation emerges. While existing Nounish IRL Building projects have certainly contributed to the proliferation of Nouns through their online presence, their impact remains primarily limited to visibility on social media platforms. Despite the commendable efforts of ventures such as Nouns Coffee Shop and Austin Park, there is a need for initiatives that surpass mere numerical growth and instead make lasting, positive impacts on the Nouns community.
Indeed, the absence of a Nounish IRL Building venture that transcends symbolic representation to offer a tangible, sustainable business model presents an intriguing opportunity for innovation. We propose to pioneer a pilot project within this void: the establishment of a Nounish boarding house. This venture aims not only to embody the principles of Nounish aesthetics and ethos but also to introduce a novel business model that ensures the sustainability of Nouns activities over time. At the core of this proposal is the integration of Creative Commons Zero (CC0) furniture design, a pioneering approach aimed at minimizing environmental impact while maximizing accessibility and affordability. By adopting CC0 furniture design, the Nounish boarding house will embody the principles of sustainability and serve as a testament to the collaborative spirit of the Nouns community. Furthermore, the boarding house will transcend its role as mere accommodation, serving as a haven for builders—a sanctuary where creativity flourishes, collaboration thrives, and community engagement is fostered. Through strategic partnerships and revenue-sharing agreements, the boarding house will allocate a portion of its returns towards reinvestment in Nouns activities, thereby perpetuating a cycle of growth and innovation within the ecosystem.
## **A Pilot of Nounish Boarding House**

For the past ten years, our family has been actively managing boarding houses, garnering invaluable experiences in the field. With a portfolio comprising two boarding houses and twenty-four rooms, we are well-versed in the intricacies of the hospitality industry.

Motivated by our passion for innovative concepts and inspired by the growing interest in Nouns, we propose developing a pioneering project: a Nounish boarding house called Kost Nouns. Kost Nouns represents a symbiotic initiative wherein we commit to dedicating our private land to construct a boarding house seamlessly blending Nounish architectural and interior design elements. Envisioned as a sanctuary of comfort and creativity, the establishment will comprise sixteen crafted rooms, each meticulously furnished with a range of modern amenities to meet the discerning needs of our guests.

The proposed Kost Nouns site is strategically situated within the **Sukoharjo Regency of Central Java, Indonesia**. This city is one of the most densely populated districts. Because this city is right next to the second largest city in Central Java. Then the smaller scale, in an area around 3 kilometers from Kost Nouns there are many public facilities that allow high population mobility. Among them is the largest university in this city. Then there is a government center building that has many employees in it. In addition, there are other offices located around this area. Furthermore, the favorable cost dynamics associated with construction in this locale render it economically viable to materialize our vision of a Nounish-inspired building within a constrained budgetary framework.

## **Nouns Business Model**
The boarding house business model inherently entails relatively low failure risks, primarily around the uncertainty of monthly tenants. However, the underlying assets of the business persist and typically require only minor maintenance. The physical structure of the building itself can serve as a lasting monument, perpetually disseminating Nouns memes to all who encounter it. Given these considerations, we are confident in the **sustainability** of operating Kost Nouns for a minimum of **15 years**. The strategic selection of our location will not only facilitate the spread of Nouns but also provide an optimal environment for conducting Kost Nouns business activities concurrently. Our **target market** consists of **university students**, **civil servants**, and **retail workers** aged between **18 and 28 years**. We have chosen this demographic for its receptiveness to new knowledge, such as cryptocurrency, blockchain technology, and Nouns. This aligns with our proposed rental rate of approximately **IDR 700K per room**.

The proposed business model for Kost Nouns is structured with precise allocations for various essential components. The most significant portion of the profit distribution, constituting **30% is allocated to Nounish activities**, including contests, social activity, education activity, and the ongoing dissemination of Nouns memes. This cost aims to ensuring sustainability beyond the mere existence of the boarding house. Nounish activities will be consistently held monthly, contributing to the perpetuation of interest and engagement. **40%** of the profit is earmarked for operational expenses, encompassing cleanliness, Wi-Fi provision, and security. Furthermore, **20%** is dedicated to managing Kost Nouns, ensuring efficient administration and tenant satisfaction. Lastly, we have set aside **10%** of the monthly budget for unforeseen expenses. This allocation serves as a contingency fund to address any unexpected occurrences promptly and effectively.
## **Kost Nouns Facility**

Prospective tenants often prioritize the facilities available when selecting a boarding house for rent. The more attractive the facilities offered, the greater the interest from potential renters. However, beyond facilities, we also recognize the importance of hospitality services and competitive pricing in attracting and retaining tenants.

With a target monthly rent of approximately 700K IDR, we have planned a range of facilities to be provided at Kost Nouns, ensuring a comfortable and appealing living environment.

## **CC0 Furniture Design**
One of the defining features of an IRL Proliferation is the visual appearance of the building's exterior. For our boarding house, we envision creating both the exterior and interior to be as visually appealing as possible. Key elements that we plan to emphasize to showcase the Nouns character include the façade, entrance gate, furniture such as chairs, tables, waste bins, and murals on the walls facing the street. To attract prospective tenants, we will customize blankets, pillows, and wall paintings in the rooms with Nounish designs.

In the creation of these designs, we intend to host a competition through Prop House. This competition will entail the addition of new designs to Nounish furniture annually. Furthermore, to populate the murals on the walls, we will organize a mural competition in collaboration with the local community. There will be several CC0 artworks by Nouns artists displayed in the main corridor. These artworks will be refreshed every four months.

Adhering to the CC0 principle, we realize all furniture designs will be detailed in blueprints. This approach ensures that anyone can replicate these designs precisely as we have created them. We will also incorporate the design of the second-place winner of Nouns Week, the Nouns-themed waste bin, as an example of CC0 furniture implementation that we will continue in the future.

Our primary objective in establishing Kost Nouns extends beyond mere IRL proliferation. We aspire to serve as a platform for education, empowering our tenants with knowledge about Web3, beginner steps in crypto exploration, and, most importantly, insights into the Nouns ecosystem. This educational initiative will be delivered through both offline and online channels, spanning multiple sessions. Our aim is for tenants to gain a comprehensive understanding of Nouns and the myriad benefits of contributing to its growth. We envision Kost Nouns not just as a boarding house but as a nurturing environment for builders to realize their Nounish ideas.

To actualize our vision of "House of Builders”, we propose the provision of specialized grants to tenants interested in contributing to the dissemination of Nouns. These grants will be offered biannually, guiding recipients from ideation to execution. In addition to individual grants, we will host regular Nounish activities involving all tenants, fostering a sense of community and shared purpose. Examples include philanthropic endeavors such as providing aid to orphanages, collaborating with local social organizations for community service projects, and more.

Constructing an IRL building like the plan will disseminate Nouns for at least 15 years. While not accessible to the public, we will ensure that the exterior is aesthetically pleasing for public enjoyment from the outside. Additionally, our mission to become a "House of Builders" can be a tool in community development, meme proliferation, and Nouns-related education. With experienced management having successfully operated two boarding house businesses, we are committed to providing comfortable, safe, and affordable accommodation.

Regarding monthly reporting, we will establish a dedicated website for Kost Nouns. This website will serve as a promotional platform, a reporting tool, and a means of transparency to the public. Anyone can access and monitor the activities held at Kost Nouns through this website. The website will enhance the appeal to prospective tenants by providing detailed information about the available facilities. Besides building a personal website, we will utilize other marketing channels such as Mamikos, social media influencers, and conventional promotions through brochures. However, all promotional efforts will direct traffic to the Kost Nouns website. Thus, developing this website is expected to add value by providing news and detailed information about Kost Nouns and facilitating the dissemination of Nouns.
